The lender offers residential and buy-to-let mortgages above retails shops operating standard working hours up to 75% loan-to-value.
For flats located above restaurants, takeaways, pubs and launderettes, the maximum loan-to-value is reduced to 60%.
Aaron Strutt, product director at Trinity Specialist Finance, says: “It can be difficult to find a lender offering mortgages above commercial premises. If the valuer does not think the property will be easy to sell on because of any noise or smells, or unsightly views, it will marked as unsuitable security and the application may be declined.”
Vida Homeloans maximum loan size is £1 million for residential mortgages and £500,000 for buy-to-let.
